How I acquired $20MM
in under 5 Years…
In 2018, I bought my first commercial property: a 12-lot mobile home park several states over, with solid occupancy and cash flow. I couldn’t qualify for a commercial mortgage at the time, but I structured seller financing and raised the $150k needed from my inner network. It was a lot easier than I expected. At the end of the day, everyone and their mother wants to get into real estate, so if they can invest or lend passively in our projects and make a solid return, why not? It is just a matter of structuring and presenting it to them in a way that is simplified and assures them that you have their best interest in mind.
After that deal, I bought another one, then another, and so on, structuring creative financing with each deal and raising the funds needed from outside partners, structuring win-win scenarios for everyone involved. As the deals grew larger and became more frequent, the capital dried up within my friends and family, so I took to social media, finding partners from all over the world to fund my projects. Once again, this was easier than I had anticipated. In a matter of 5 years, my portfolio has grown to over 700 units valued above $20MM and spread across five states… and I own the majority share… We have 14 team members and bring in over $2.75MM annually.
The best part is that I accumulated this portfolio without using my own money or credit or doing complex syndications or equity funds. Plus, I pay myself a handsome fee at the front end of each acquisition, while collecting cash flow and adding value for years to come. Then, I refinance within the seller-finance period by bringing in “Debt-Sponsors”… Investors who sign on debt in exchange for equity… This allows me to pay-back the partners and hold the deal long term.
